Overview and Developer

Yaafour 963 is a residential community in Yaafour, west of Damascus in Rural Damascus, developed by Invest Group Overseas (IGO). According to SANA, IGO is a subsidiary of MAG Group Holding and works in real estate development and investment through residential and commercial projects in Syria and the United Arab Emirates. The project was launched at a ceremony in Damascus on 17 June 2026, and SANA describes it as the first announced project under the company's new investment plan in Syria. Syrian businessman Muwaffaq al-Qaddah told SANA that the group plans to launch new projects in Damascus, Rural Damascus and Latakia in the coming months.

SANA describes the project as a fully serviced residential complex that combines contemporary architecture with local identity. The project website describes it as a gated community and lists Tabanlioglu for the architecture and Quadro Room for the interior design. The website also cites IGO's earlier Syrian development, Nobles 101, which it says was built and handed over within about two and a half years.

Location and Area

The site lies in Yaafour, west of Damascus, and covers 144,000 square metres according to SANA. Al Masdar Al Aqari places it on the Damascus–Beirut international road. The project website puts it about 20 minutes from central Damascus and about 30 minutes from Damascus International Airport, and states that about 75% of the plot is reserved for open and green space.

Master Plan and Units

According to the project website, the community comprises 13 buildings, 12 residential and one clubhouse, with a total of 1,280 residential units. Al Masdar Al Aqari breaks the total down into 889 two-bedroom, 345 three-bedroom and 32 four-bedroom apartments, 12 duplex penthouses and 2 simplex penthouses, which adds up to the same figure.

Unit areas listed on the project website:

  • Two-bedroom apartments: 169 to 215 m².
  • Three-bedroom apartments: 203 to 245 m².
  • Four-bedroom apartments: 256 to 269 m².
  • Duplexes: 368 to 375 m².
  • Penthouses: 1,185 to 1,190 m², which Al Masdar Al Aqari lists as two simplex units.

The project website groups the amenities as follows:

  • Clubhouse: a spa, an indoor lounge, an outdoor swimming pool of 10 by 29 metres (about 290 m²), yoga and Pilates rooms, a room for aerobics and aerial exercise, a coworking lounge and an indoor cinema.

The project website also lists shops and restaurants among the community's amenities, and states that any retail or commercial components, and the business activities permitted in them, will be determined at a later stage.

Building Systems

The project website specifies an individual variable refrigerant flow (VRF) cooling system in each apartment, a system that controls the temperature of each unit separately, together with central heating, integrated smart-home systems and a garbage chute in every building. Parking is allocated by unit type: one space for two-bedroom apartments, two for three- and four-bedroom apartments and three-bedroom duplexes, and three for penthouses.

UPDATE 02.08.2026

Source limitation, stated plainly. The website this entry drew its detailed specifications from carries its own disclaimer: it describes itself as an independent demonstration page, states that its renderings are placeholder, and states that its visual representations and layout plans are for illustration only and do not constitute an offer or binding commitment. Unit dimensions, pricing and payment terms circulating from that page should therefore be treated as indicative and not as developer-confirmed figures. Only the elements below are carried by primary sources.

Verified by SANA: the project was launched at a ceremony in Damascus on 17 June 2026, attended by the Minister of Tourism, the governors of Damascus and Rif Dimashq, the head of the Civil Aviation Authority and the Jordanian ambassador. SANA confirms the developer as Invest Group Overseas (IGO), the location as Yaafour west of Damascus, and the area as 144,000 square metres. An earlier version of this entry recorded the announcement date as 6 June 2026; the correct date is 17 June 2026.

Unit count is not settled. SANA states no unit count. Asharq Al-Awsat reported 1,280 units on 21 July 2026. Enab Baladi published a category breakdown on 20 June 2026 that sums to 1,278. No official figure has been issued, so no single number is asserted here.

Status. The project is at pre-construction and off-plan sales stage. No source reports the start of structural construction.

UPDATE 06.10.2026

Unit count clarified. The project website lists 1,280 residential units in 13 buildings, 12 residential and one clubhouse. Kingdom by MAG, the real estate brokerage of MAG Group Holding, gave about 1,280 units in an article published on 23 June 2026. Al Masdar Al Aqari breaks the total down into 889 two-bedroom, 345 three-bedroom and 32 four-bedroom apartments, 12 duplex penthouses and 2 simplex penthouses, which adds up to 1,280. The 02.08 update cited a category breakdown totalling 1,278; the difference of two units matches the two simplex penthouses. Al Masdar Al Aqari puts the two simplex penthouses at 1,184.6 to 1,190.4 m², in line with the penthouse range on the project website.

The developer's group publishes the same figures. The detailed figures in this entry are attributed to the project website, whose footer describes it as an independent demonstration page with placeholder renderings, and which describes its payment figures as indicative and subject to the sales and purchase agreement. Kingdom by MAG publishes the same core figures: about 144,000 square metres, 13 buildings, about 75% open and green space, a 70/30 payment plan, a title deed on completion and handover expected in 2029. SANA identifies IGO as a subsidiary of MAG Group Holding.

Details the project website does not list. Until this update, this entry also described a service promenade with cafés, administrative offices and a boutique hotel, an outdoor children's play area, finishing options from core-and-shell to semi-finished or fully finished, and prices varying by view and floor level. As of 6 October 2026, the project website lists none of these. It lists an indoor children's play area and shops and restaurants within the community, states that any retail or commercial components will be determined at a later stage, and says prices vary by unit type and size.
